    (a)  For new developments of thirty (30) or more for sale dwelling units, applicants shall create ten (10) percent of all the units as MPDUs which are priced at initial sale to be affordable to households earning no more than eighty (80) percent of AMI, adjusted for household size. For new developments of high cost structures, applicants shall create ten (10) percent of all the units as MPDUs which are priced at initial sale to be affordable to households earning no more than ninety-five (95) percent of AMI, adjusted for household size. Maximum purchase prices for MPDUs shall be determined by the HOST based on normal underwriting standards and a maximum down payment of five (5) percent.
